About this pro forma
This pro forma gives outdoor-hospitality owners, sponsors, and lenders a seven-year view of a campground or RV resort. Site roll-forwards, transient occupancy, ADR, seasonal RV leases, ancillary income, staffing, maintenance, property costs, and deferred-revenue deposits flow to projected earnings and value.
Use it to assess an acquisition, expansion, or amenity investment. The underlying Excel engine keeps the 15% to 39% seasonal mix shift, 30% fall deposits, capex by site type, working capital, and DCF assumptions explicit.
