About this model

Koala is a peer-to-peer travel marketplace where timeshare owners rent unused weeks directly to travelers. The product offers verified listings, secure peer-to-peer payments, and search tools designed to give travelers lower-cost alternatives to hotels and conventional vacation rentals.

The platform's primary revenue is a 10–15% commission on bookings, supplemented by a $75 full-service listing fee and a $169 annual owner subscription. At launch, it had hundreds of listings and positioned itself as a way to unlock underused timeshare inventory.

The model builds booking GMV from listed supply, availability, occupancy, average stay value, and traveler demand. A blended take rate produces transaction revenue, while listing fees and subscriptions provide additional income. Listing growth, utilization, trust and payment costs, and seasonal destination mix determine the marketplace's path to scale.

A turnkey financial model

Live formulas, no hardcoded values

Outputs are driven by live formulas, so the workbook updates from its assumptions instead of relying on hardcoded results.

All assumptions in one tab

Inputs are clearly marked in the Assumptions tab and separated from calculations, making it clear what to change and what to leave intact.

Statements always balancing

For integrated-statement models, the balance sheet, cash flow, and supporting schedules tie through properly.

Distinct schedules for clarity

Debt, working capital, taxes, and cash flow can get messy quickly. We group calculations in clear schedules, not across disconnected tabs.

No hidden macros or external links

There are no unexplained external workbook links or macros to undermine auditability or portability.

Changes flow through the model

Update a key driver and see the impact carry through the forecast, financing, and return outputs. We never use hardcoded numbers in formulas.

How to build a detailed financial model for Koala

A complete walkthrough of the business, drivers, and assumptions behind the downloadable Koala model - distilled from its pitch deck and publicly available information.

Product & value proposition

  • Platform (mobile, tablet, web) connecting timeshare owners ("hosts") with travellers ("users").
  • Owners list unused timeshare weeks; travellers book directly - bypassing resort/OTA pricing.
  • Proprietary inventory search algorithm + 3-Easy-Step listing process + peer-to-peer wallet.
  • Verified hosts, verified listings, secure payments.
  • Value illustration (Honolulu, Hilton Hawaiian Village, Dec 14–21 2019, 2BR/sleeps 6):
  • Hilton hotel: $6,354/week
  • Airbnb condo: $5,198/week
  • Koala: $2,757/week ($375/night implied, $62/person/night)
  • Phase II: "Go Somewhere New" exchange feature (coming soon at time of deck).

Market

  • Global timeshare rental market: $30.5B total
  • USA rental: $15.3bn
  • Europe rental: $6.5bn
  • Rest of World rental: $7.6bn
  • Global exchange market: $1.1bn
  • Industry context: $20B+ global timeshare sales annually; 22M+ timeshare owners globally.
  • Competitor scale benchmarks: RCI (industry leader) $7.5B business, 3M+ members; Interval International acquired 2018 for $4.7B (by Marriott Vacations Worldwide).

Revenue model

Three revenue streams:

StreamDetails
Rental commission (primary)10–15% per transaction (take-rate on GMV)
Full-service listing fee$75 flat fee per listing (owner pays for full-service)
Subscription$169/year (owner subscription)
Big data / traveller subscriptionFlagged as future "opportunity" - not live
  • Traveller (user) side: booking fee or included in take-rate - not specified.
  • Payment processing via proprietary peer-to-peer wallet; gateway fees excluded from headline model.

Traction & metrics

  • Beta product launched: October 2019
  • First booking: October 6, 2019
  • Listings on platform: "100s" at time of deck
  • Financing to date: Self-funded + friends & family $225K raised

Traction chart (slide 18) - two projected series, key redacted. Data points read from image:

PeriodSeries A (larger)Series B (smaller)
Yr1 Q1(near zero)-
Yr1 Q243536
Yr1 Q372660
Yr1 Q42,175180
Yr2 H18,7001,776
Yr2 H29,1351,863
Yr372,18424,632
Yr4227,81391,125
Yr5392,400196,200

Note: Series labels are redacted. Given the business model and scale, Series A likely = cumulative registered users/owners and Series B = active/paying users or bookings - exact interpretation. These appear to be forward-looking projections, not historical actuals (beta launched Oct 2019 with "100s" of listings).

Unit economics

  • Take-rate: 10–15% per transaction
  • Implied AOV: ~$2,757/week booking (Honolulu example); revenue per transaction at 10–15% = ~$276–$414
  • Subscription ARPU: $169/year per subscribing owner
  • Full-service listing fee: $75/listing

Competition / moat

Competitors on positioning matrix (Value vs. Control axes):

  • RCI: low value, low control for owners - $7.5B business, 3M+ members

  • RedWeek: higher value, medium control
  • Vacatia: moderate value, low control
  • Koala: positioned top-right (high value, high control)

24-month investment strategy (slide 19): headcount columns for Technical, Marketing, Admin/Sales, Senior Management - all dollar values redacted. Percentages align with use-of-funds split (13% / 57% / 13% / 17% by function).

Recommended financial model

  • Archetype + why: Marketplace GMV / take-rate P&L model. Koala is a two-sided marketplace (owner-host supply, traveller demand) with a percentage take-rate as its primary revenue stream, augmented by flat fees and subscriptions. Correct archetype is a marketplace operating model: build GMV from supply (listings) × demand (bookings/utilisation), apply blended take-rate, then layer flat fees and subscription ARPU on top. A SaaS ARR model would misrepresent the transaction-heavy core.
  • Forecast horizon & granularity:
  • Yr1: quarterly (Q1–Q4) to match deck's traction cadence
  • Yr2: semi-annual (H1/H2) - matches deck
  • Yr3–Yr5: annual
  • Total: 5-year integrated forecast
  • Key drivers & assumptions:

*Supply side (owner/listings)*

  • Active listings at launch: ~100s; use 200
  • Listing growth rate Yr1–Yr2: ~4× per year, calibrated to traction chart Series B trajectory
  • Mix: free listings vs. paid full-service ($75 flat fee)
  • Subscription penetration: % of active owners on $169/year plan

*Demand side (bookings/GMV)*

  • Average booking value (ABV): $2,757/week blended ABV $1,200–$1,500/booking]
  • Bookings per active listing per year:
  • Utilisation ramp: low in Yr1 (marketplace cold-start), scaling through Yr3+

*Revenue*

  • Take-rate: 10–15% of GMV; blended 12%
  • Full-service listing fee: $75 × paid listings
  • Owner subscription: $169/year × subscribing owners
  • Big data / traveller subscription: excluded from base case (flagged as opportunity only)

*Cost structure* (from slide 19/20 structure, values redacted):

  • Staff costs - categories: Technical, Marketing, Admin/Sales, Senior Management
  • Technical development (capex/opex)
  • Travel costs
  • App & Web costs
  • PR & Marketing (~57% of raise = ~$2M over 24 months)
  • Koala Foundation (CSR line item, unknown quantum)
  • COGS = payment processing fees (~2–3% of GMV) + trust & safety + hosting

*Funding*

  • $225K self/F&F raised to date; $3.5M new raise
  • No debt or equity structure disclosed beyond this
  • Scenarios (Base / Bull / Bear):
  • Flex variables: ABV, take-rate, listing growth rate, bookings/listing utilisation, marketing efficiency (CAC implied by 57% marketing spend)
  • Bull: ABV $2,000+, 15% take-rate, 8× listing growth Yr1→Yr2, viral owner acquisition
  • Base: ABV $1,300, 12% take-rate, 4× listing growth, marketing-driven supply acquisition
  • Bear: ABV $900, 10% take-rate, slow supply ramp, high CAC, delayed product-market fit
  • Required sheets / outputs:
  1. Assumptions - all drivers, colour-coded by /
  2. Supply model - listings added, active listings, paid vs. free mix, subscription owners
  3. GMV model - listings × utilisation × ABV
  4. Revenue - take-rate revenue, flat fees, subscriptions, blended ARPU
  5. Opex / headcount plan - by function (Technical, Marketing, Admin/Sales, Senior Management), per slide 19 structure
  6. P&L summary - Revenue, COGS, Gross Profit, Opex by line, EBITDA, D&A, EBIT, Margin (matches slide 20 structure)
  7. Cash / runway - use of $3.5M raise by bucket (Marketing 57%, Personnel 30%, Development 13%)
  8. Traction chart - replicate slide 18 with assumptions unlocked (label the two series properly once defined)
  9. Scenarios - toggle Base/Bull/Bear on a single driver sheet

Hey, I’m Alex and I created Finamodel.

Over my years in the finance industry I kept building the same models over and over again. Same structure, same assumptions, different logo. So I started building frameworks to turn them into clean, reusable templates.

Every model here is one I’d actually use for a client, and I personally vet each one before it goes up.

I’m not an expert in every industry, but I’ve built enough models to know what belongs in one. And when something is completely foreign to me, I reach out to my network for experts to work on our models with us.

Having a template library on hand cuts a first build from hours to minutes.
